Three Easy Steps to Successful Downsizing

Downsizing is a big job—but it doesn’t have to feel overwhelming. The secret is starting early and breaking it into manageable steps. At Less is More, we’ve helped dozens of Aucklanders through this process, and we’ve refined a system that really works.

Here’s how to make your downsizing journey organised, efficient—and even enjoyable.


Step 1: Get Your Home Ready for Sale

This is all about preparing your current home to look its best and making decisions about what to keep.

  • Gather all important documents: Council plans, titles, warranties, and manuals. Create a folder for the new owners and your real estate agent.
  • Take reference photos: Snap shots of your favourite spaces or setups you’d like to replicate in your new home.
  • Declutter with intention:
  • Keep what you'll use and love.
  • Store what you’re not ready to part with.
  • Donate, sell, or discard what no longer serves you.
  • Tackle sentimental items by creating a Memory Box or digitising keepsakes.
  • Start in low-emotion zones like the bathroom, laundry or garage.
  • Clean as you go: Including windows, surfaces and skirting boards.
  • Complete small maintenance jobs: Paint touch-ups, cracked tiles, light bulbs, etc.
  • Stage your home using your furniture (or rented staging) for great open home photos.
  • Think ahead: Will your new place need extra storage like bookshelves or cupboards?


Step 2: Get Ready to Move

Now it’s time to plan your move like a pro.

  • Inventory every room so you know what’s going where.
  • Label boxes clearly, by room and priority.
  • Source quality packing materials—we recommend recyclable moving crates where possible.
  • Wrap valuables carefully, especially artwork and glass.
  • Book reliable movers and check their insurance policies.
  • Make a "Moving Day" box with essentials: toiletries, medications, a toolkit, snacks, keys, and chargers.
  • Keep a file of documents, passwords, and contact details with you.
  • List address changes—utilities, banks, subscriptions, GP, etc.
  • On the day: Put food and personal items in your car and supervise the movers.
  • Do a final walk-through to check for anything left behind.


Step 3: Settle Into Your New Home

The move isn’t done until you feel at home.

  • Get access early if possible, to clean and set up basics like internet and power.
  • Direct movers to the right rooms to make unpacking easier.
  • Make your bed first, then set up your bathroom—you’ll thank yourself later.
  • Allow a day for the kitchen—unpack it all first, reorganise later.
  • Remove packing materials as soon as possible to clear your space.
  • Hang your art professionally to make your new home feel polished.
